Asbestos Refurbishment & Demolition Survey – HSE link
The Asbestos Regulations 2012 state:
- If you’re responsible for maintenance of non-domestic premises, you have a ‘duty to manage‘ the asbestos in them, to protect anyone using or working in the premises from the risks to health that exposure to asbestos causes then an asbestos management survey is needed. The survey report would form part of your management plan.
- This applies to ALL non domestic premises built up until 1999. It even covers communal areas in blocks of flats.
- If you are carrying out refurbishment works to a property or employing someone to do so then a refurbishment & demolition survey would be required.
Asbestos Management Survey (Type 2)
The purpose of this survey is to locate as far as reasonably practicable – the presence and extent of any potential asbestos containing materials (ACMs) in the building. The survey will identify ACMs which could be damaged or disturbed during normal everyday occupancy, including any everyday maintenance activities. The survey will also include an assessment of the condition of the materials. The resulting report from this survey will help you formulate your asbestos management plan. Asbestos Refurbishment & Demolition Survey (Type 3)
The refurbishment / demolition survey is required where the premises, or part of it, need upgrading, refurbishing or demolishing. The survey does not need a record of the condition of asbestos-containing materials (ACM). A surveyor will be needed for a refurbishment / demolition survey. This will most likely be a destructive survey.
Standard Sampling & Bulk Analysis
Sampling and analysis of any given product. This may include any number of samples as requested. Only bulk analysis reports are provided. It does include a fully comprehensive report. All samples are analysed by a fully accredited laboratory.
The above types of asbestos surveys have replaced the old Type 1, Type 2 & Type 3.
